Houseboat summary

The floating home in Sausalito, aka a houseboat, is known affectionally by our family, and soon perhaps yours, as "Vicino Al Mare".  This luxurious Mediterranean villa is magically floating on the water!  

Enjoy a seven mile distance to the cosmopolitan city of San Francisco less than 40 minutes to the world famous wine country, and make sure to take in the Redwood trees in Muir Woods while making your way to Stinson beach, oh and make sure to visit the Golden Gate bridge.

The houseboat community totals about 400 homes bobbing in the water as we go about our daily lives.  Be sure to explore our community with a myriad of eclectic architectural styles and floatation materials. The home is three levels, sleeps up to ten guests, and even has a floating hot tub!  We look forward to having you as our guests while you explore California. 

Houseboat description

The floating home in Sausalito, aka a houseboat, is known affectionally by our family, and soon perhaps yours, as "Vicino Al Mare". Manifesting this home spanned more than a decade from the thought-seed through enjoying Italian cappuccino on the southern facing courtyard.

The home is situated in the northernmost section of Sausalito in Kappas Marina, on Gate 6 1/2 road positioned to treat guests to unobstructed views of Mt. Tamalpais and most importantly the wildlife sanctuary of Richardson Bay.

There is a daily banquet that takes place at our floor to ceiling theatre like window of 8'x16' where you will enjoy watching blue herons, white egrets, snowy egrets, coots, cormorants, sandpipers, and most recently three sea otters, and an unexpected singular visit from an eagle as it swooped down to extract its wriggling prey from the sea.

The entry-level is easily accessed via a dock to front door level gangway that all people can navigate including family members with rolling support systems. This level has the southern facing courtyard accessed via an eight-foot-tall folding door system that allows inviting in the courtyard experience with the dining area and beyond. In the courtyard we have recently planted creeping fig, bougainvillea, and bower vines, none yet fully mature, you'll just have to return season after season to see how they blossom. Above are cotillion lights to illuminate your exterior gatherings with family and friends.

The kitchen is outfitted with Statuario marble with deep grey veins, creamy milk infield, and chiseled edge perimeter. The cabinets are white with glass uppers and marble backsplash. The ceiling is warm honey-hued knotty pine with vee groove relief. The warm slate gray colored concrete floors on this level are radiant heated and controlled via energy efficient smartphone compatible Nest controls.

Lighting is all LED slimline excepting the eternity band fixture that will light your gathering around the modern curvilinear Italian table supported by chrome steel wedges and a Carrara marble cylinder. There is a half bath on this level that also provides access to the northern facing floating dock where you can enjoy a hot tub, and lounging. 


Up the open riser block, natural Doug fir slabs will lead you to the upper level with two sleeping quarters, one with cal-king bed and the other an eastern king.  Both quarters offer sweeping views from the bed, one north, the other south. The northern bedroom houses the master bathroom with spa bathing area with two ceiling rain heads, handheld wall spray with adjustable height and a double person jetted tub. The walls are hand treated with eco friendly limestone and sure to deliver a visual delight while soliciting a tactile experience begging you feel the velvet-like texture of the ancient Moroccan Tadelakt process. There is a high-efficiency washer dryer in this area also that is cleverly shielded by a barn door that also provides privacy for the ensuite commode.


The exterior of the home is all hand troweled natural hydraulic limestone with integral coloring. The MCA clay tile roof is cool rated with a tri-merge of sea coloring to complement the natural coloring of the Richardson Bay.
